There are many ways that investors use to find motivated sellers, however, what I see happening many times with beginners is that they start looking for properties to purchase before they thoroughly understand how to identify a truly profitable opportunity. Here are my recommendations for how to begin learning about multifamily investing and then how to find motivated sellers.

Begin by learning what makes mult-family property profitable by taking these steps:

  1. Study and learn about what makes an apartment building profitable.
  2. Read as many books about real estate investment and apartment building investment as possible. It is a lot easier to learn from other people’s mistakes. There is no need to reinvent to the wheel.
  3. Find a reputable real estate investment club in your geographic area and meet with the commercial investor members. These „old hands“ are a valuable source of market information.

After the aspiring multi-family property buyer has received a thorough education by reading books, industry magazines and networking with other commercial real estate investors then he or she is ready to begin the process of searching for an actual property to purchase.

Newspaper ads do work but you are better off using free or more direct methods like direct mail.
  4. Another strategy is to contact the owners of commercial real estate directly. This can be done in a number of ways. Multi-family owners can be located by researching the tax records of a metropolitan area. Usually, the owner of record will be listed along with his or her or contact information. The next step is to write a letter that explains who you are and what you are trying to accomplish. The purpose of letter to have many interested apartment building owners contact you. You should leave your phone number, mailing address and email address for sellers to contact you. You should make it very easy for the sellers to get a hold of you. 1031 Tax Exchanges are tax free exchanges of investment property. Section 1031 of the Internal Revenue Code is one of the last great tax shelters. If you purchase an investment property of „like kind“ within 180 days of the sale of a similar type property, and you are willing to increase the amount of debt or value of the property, your capital gains taxes can be completely deferred. For some sellers, a contract contingent on the buyer obtaining financing makes them uncomfortable with the offer. This is especially important if your dream property suddenly has a price reduction. When this occurs other buyers might come into the picture, that didn’t look at that property before it went „On Sale“! Often times a seller will take a financially solid contract over a higher offer. Be ready to put a deal together!

TIP #4: Location, Location, Location!

„Location, location, location“, while overused as a real estate phrase, is still and always should be a huge consideration to you as the buyer! If something about the location of a property bothers you, be aware that the same location drawback will bother any buyer you hope to attract when and if you need to resell the property! It’s important to ask a lot of questions, but often times it is difficult to know the right questions to ask if you are unfamiliar with the community. This is why it is so valuable to choose and hire the right real estate agent to represent your interests when buying a property.

TIP #5: Get a Home Inspection!

Obtaining an inspection report performed by a licensed professional building inspector of your choice, can protect you from many defects that are hidden from view. Why gamble with such a large financial investment? Let a professional building inspector point out areas to be fixed or replaced that aren’t obvious. A good inspector will give you a lengthy report covering all systems in the home from electrical, to plumbing, to roof conditions, and structural concerns. Once you receive a report you may begin negotiations again concerning repairs. Often a seller will agree to make necessary repairs up to a specified financial amount. When a seller lists their property „as is“ they are letting you know that they are not willing to fix or replace any part of the property. If you are interested in an „as is“ property and aren’t going to level the structure and build new, it is still in your best interest to obtain an inspection report. Don’t rely on the building inspector to look for termites and other harmful pest problems. Although an inspector will see pest damage, it is best to have a separate termite inspection conducted by a licensed company that understands pests and can eliminate them.

TIP #6: Obtain a Survey and Title Insurance!

Surveys will show easements, encroachments, and boundary lines of a property. By surveying a home in an established neighborhood you are assured that the property boundary lines have been maintained. As homeowners add on the their properties over time with fences, sheds, docks, garages, and other structures, boundary lines can be crossed placing part of their structure on your property, or vice versa. Surveying vacant land is also important for same reasons as a home, plus a survey will help determine the size home, or amount of coverage the lot will allow.

Title Insurance will protect your investment from another party claiming ownership interest in your property. Title searches will uncover liens placed on a property by vendors, or mistakes in past transfers of the title. The last thing you want to discover when you’re in the back stretch of a transaction is that there are encumbrances on the property such as tax liens, undisclosed owners, easements, or leases. Should a claim arise after the purchase of a property, the title insurance company is there to protect your ownership interest in that property.

TIP #7: Be Realistic!

„Wants“ and „Needs“ are very different when is comes to real estate features. If every home you see has the upgrades you „want“ but exceeds the price range that you „need“…. be realistic. Who wouldn’t love a large, oceanfront, professionally decorated home or condominium, with all the bells and whistles? Looking at properties that exceed your price range is always fun, but it can be extremely frustrating and upsetting. Be realistic by looking at listings in the price range you „need“, keeping an eye out for that special property that has the potential to evolve into the dream home you „want“. Always look beyond the furnishings, wallpaper, and floor coverings to the architecture of the home; it is then that you will find properties with potential.

TIP #8: Use Contract Contingencies Wisely!

Contingencies in a contract for the purchase of a property are designed to protect you, the buyer! This may seem silly to mention but it’s important to remember that you need to work with the seller to come to an agreed upon contract. Valid contingencies to an offer are expected by the seller. Common contingencies include building inspections, termite and pest inspections, financing, and surveys. Many deals fall apart over small details, and easy to fix issues. Remember that sellers are emotional about their property. If you can see that major repairs or replacements need to be made due to neglect or age, make allowances for this in your offering price. The old adage „Everything is negotiable“ still holds true, unless you upset the seller so much that they refuse to work with you. Try to avoid listing cosmetic changes you would like the seller to make as contingencies. Cosmetic changes are subjective, be objective when writing a contract.

TIP #9: Understand Regional Health and Safety Issues!

An informed realtor will help you understand other health and safety issues that should be considered when purchasing a property. Safety and Health topics can include EIFS (Synthetic Stucco), indoor air quality, mold, radon, and lead paint. Many of these require the seller to sign a disclosure statement, while others may not apply due to the age, type of construction, or location of the property being purchased.

TIP #10: Ask for Information!

Don’t be shy. When you have hired a realtor to work for you, ask them for information. Do you want to look at all the properties in your price range, with the features you need, or just the houses a realtor wants you to see? You deserve all the information you need to make an educated decision. Can you imagine buying the home that you felt was good for your family, only to find that you never received information on a similar property that is perfect for all your needs? Give Your Home a Cheap Make-Over Before You Sell

You have made the decision to sell your house and you want to make a really good impression to prospective buyers.  There are a few simple and inexpensive things you can do to your home to get it ready for that all-important first impression.  The same information applies to rental property if you are hoping to attract tenants.

Are the electrical outlet plates old? Are the light switch covers?  Or worse, are they painted over?  White or off-white plastic covers are about 50 cents each.  You can replace an entire house for $20 – $30.  If you have a little more money to spend on your make-over, then buy shiny brass covers for the living room and the foyer. If you can afford to do the entire house, give consideration to adding the master bedroom to the list.  At about $5 each, brass covers add a lot of class for small amount of cash.

Are the interior doors basic brown hollow doors?  Consider replacing them with nice white doors.  You can paint your existing doors, but it will take about three coats of paint to properly cover the brown veneer, so it may be worth your time to spend the money for new doors.  A pre-hung, pre-primed hollow door will cost about $20.  Think about replacing the door knobs or handles, too, especially if they are old, worn or painted. A pretty brass finish door knob will cost about $10.  The S-shaped handles add a lot of class and cost only about $20 each. 

The walls look pretty good, so you have decided not to paint.  Paint the trim at least.  Most rentals and modern homes have off-white walls with white trim.  Use a semi-gloss paint for the trim around doors, windows and on the floor boards.  If the floor boards are worn, you can get prep-painted foam trim at any Do-It-Yourself store for about 50 cents per linear foot.  Consider adding crown molding to at least the living room and the entryway.

The old saying goes, you only get one chance to make a great first impression.  Think about the front door, which is the first thing people will notice.  If your front door is cheap and old, the property will look the same.  If the door is heavy, paint it a bold color in high-gloss paint.  If you have to replace your front door, a new one will cost about $125 and it more than worth the return on investment.

Is the entry way or foyer covered in linoleum?  Consider replacing it with Mexican tiles.  An 8 x 8 area will cost only about $100 in materials.

One are that is often forgotten or overlooked is the bathroom.  Hang a new shower curtain.  Replace the old shower rod.  Use new shower hooks.  A nice shower curtain makes the bathroom look more finished and will only cost around $40.  Again, that is not much money for a lot of class.

Most Americans spend most of their time in the kitchen if they are not watching television or sleeping.  Take a look at the kitchen cabinets.  Are they the dark wood from the 70s?  Are they scratched?  Worn? Old?  Just plain ugly?  Paint them.  Don’t worry about painting the insides of the cabinets unless you have a spray gun.  Paint the cabinet doors and the trim with a semi-gloss paint and change the knobs to pretty plastic ones.  Putting in a nice faucet makes a good first impression in the kitchen, too. They will cost about $150, but if you watch the newspapers and flyers, Do-It-Yourself centers will frequently run sales on overstocked merchandize.

Following these few tips and spending a little bit of money may make the difference in selling your home quickly, or renting it quickly.

There are several reasons, such as buyer’s agents who look out for their buyers, competitive listings which are realistically priced close to market value, and lender’s appraisals which reflect market value. Buyers quickly become experts on home values after they’ve inspected a dozen or more similar homes in the vicinity. They rarely overpay. Most homes have a „range of values.“ Many factors influence this range of values–such as local economic conditions, the home’s location, supply of similar homes in the same price range listed for sale, number of buyers currently in the marketplace, the physical condition of the home, the skill of your realty agent to properly market the home to as many prospective buyers as possible, the financing available, quality of the local school district (the best schools create home buyer demand), and the desirability of your home compared to other nearby homes now available for sale.

4. Be flexible–don’t get greedy

If you’re just testing the market and will sell your home only if you get your inflated asking price, then you’re not a serious motivated seller. However, if you are motivated to sell, the best attitude is to be flexible, don’t get greedy and don’t insist on receiving the last dollar of profit. Instead, consider all purchase offers which are presented. No matter how low and insulting the purchase offer might be, make a counteroffer! After several days or even weeks of counteroffer negotiation back and forth, home sales often result. But sellers who are inflexible and don’t make counteroffers have only themselves to blame when their home doesn’t sell because they are inflexible and greedy.

5. Get out of the house!

Finally, if you listed your home for sale with a professional realty agent, let that person (or a buyer’s agent) do their job. Whenever you know an agent is bringing a prospective buyer to inspect your home, even on short notice, get out of the house! There’s a very good reason you don’t want to meet the prospective buyer.

Experienced realty agents will tell you that until a buyer criticizes a residence, he or she is not a serious buyer. If the seller is hovering nearby, the prospect usually will not criticize your home. Instead, he or she will look at it and leave without making a commitment to that possible future residence. Also, the buyer’s agent won’t comment about the pros and cons of the house if the seller is within hearing range. Even if you just walk around the block 10 times while a buyer inspects your home, get out! Also, get your pets out–there is nothing worse than an offensive pet (or pet smell) to chill prospective home buyers from quickly buying your home for top dollar.
