7 Tips For Finding A Home To Buy

It can be quite exciting and inspiring to buy a home for the first time. However, it can be quite tiring and stressful if you are a first-time buyer. This article will give you a couple of tips that will help you make sure that the process of purchasing a house is enjoyable and stress-free.

1. Set your Budget

Before starting your research, we suggest that you think about financing this purchase. If you cannot pay in cash, you will have to borrow the required money through a mortgage. For a deposit, you will also need a lot of cash. Typically, it is between 5% and 10% of the value of the property you want to purchase.

2. Identify your Needs

Once you have set your budget, your next move is to look for a property that can meet your needs. Now, if you want the property located near a certain workplace, station, or school, you may want to mark them on the map. This will help you identify if the property is near the spot. Apart from this, you may want to prepare a list of all the stuff that you desire in your property.

3. Put your Home on the Property Market

Some buyers want to sell their existing home prior to looking for a new one. According to experts, it’s not a great idea to do so. If you have not put your existing home on the market, you may not be able to secure the deal that comes your way.

4. Start your Property Search

Ideally, you may want to start your research on the internet and the websites of popular real estate agents. Most of the websites allow you to filter the search results by the number of bedrooms, price, and location.

5. Sort the List

It won’t take you more than a couple of hours or days to create a list of properties that might meet your needs. So, what you need to do is create a shortlist list of the ones that can satisfy your criteria. It is not a good idea to look at a lot of houses in a day. The reason is that this will make you forget the details quickly.

6. Make an Offer

Once you have decided on a property that can meet your needs, you may want to decide on the price that you need to pay. It is important to keep in mind that every property comes with an asking price. And there is the price that you will be willing to pay. So, your role is to negotiate with the seller before making payment.

7. Agreeing on the Price

Once you have made an offer, it is up to the seller to accept or reject it. If they say that your offer is too low, you may have to offer a higher amount. Once the negotiation is over, your offer will be accepted and the deal will be done.

Long story short, these are some of the tips that you may want to keep in mind when looking for a home to buy for the first time.

How a Foreign National Can Buy Real Estate in America

Opportunities for real estate investment for foreigners is wide and varied in the United States. It doesn’t matter where you’re from and what currency you’d be using to purchase a property, you have a property waiting for you.

There are generally three kinds of real estate investment available to foreigners. These investments include the commercial estate investment and residential property investment. Residential properties are further classified into single family properties, apartments or condominiums and recreational properties. Regardless of what kind of real estate you are interested in, there are all sorts of tax ramifications, financing options and legal requirements that you have to deal with.

Why Should You Invest in the U.S. Real Estate Market?

You’ve probably heard of the increasing number of foreign real estate investments in the United States. This is not surprising. With the troubles that the real estate investment market is facing in the United States, greater opportunities in real estate investment were opened to foreign investors.

With the dollar’s value in its all time low, foreign investors are finding real estate bargains all over the United States. There are no shortages of deals in this market. More and more distressed properties are being sold everywhere and foreigners are pouring in millions buying these foreclosed or distressed properties. The United States real estate has become a fairly attractive long-term investment for foreign investors.

In November of 2006, the National Association of Realtors released a report entitled „Foreign Investments in U.S Real Estate: Current Trends and Historical Perspective“. The report showed that there has been a steady increase in foreign real estate investment in the United States. This is especially after the euro and the loonie became stronger in the face of the continuous devaluation of the US dollar. Prime bargains were opened to foreigners. Many foreigners have now looked into the possibility of retiring or settling in the United States.

If you’re a foreigner, you would find a lot of reasons why you should invest in the United States real estate market. Aside from the fact that the floating exchange rate has given you a lot of leverage over the bargaining table, the financial market is a pretty good reason why you should invest in the US real estate.

The financial market in the United States in relation to the real estate market is quite liberal and the restrictions against foreign investors are pretty reasonable. This is ideal for foreign companies that are seeking to invest in the real estate market in the United States in order to avoid tariff restrictions and are considering setting up an office or a company in the United States.

Furthermore, despite the devaluation of the US dollar and the wide foreclosures of a lot of property, the real estate market remains to be stable, though slightly shaky, due to foreign investors‘ capital appreciation. Domestic real estate buyers may not necessarily share the same opinion, but the market has remained to be strong for foreign real estate buyers. This may be largely credited to the fact that there is minimal risk for them.

Why are Foreign Real Estate Investments Safe and Profitable?

There are a lot of investments you can make, but the safest you can make right now is investing your money in real properties. This is another good reason aside from the fact that you can make a pretty nifty profit, if you like, particularly now with the widespread property foreclosures and seemingly continuous US dollar devaluation. This is especially true if you are going to use the euro or the loonie when making your investment.

But why is US real estate investment safe for foreigners?

It is undeniable that stock investments are not a safe avenue at this point. The recession has not only affected the US economy; the same recession has greatly affected worldwide stock investments. Stocks values are dropping. It is also a fact that even without the current economic situation, stock values fluctuates.

On the other hand, real estate investments are pretty stable if you would compare it to stock investments – or even bond or mutual fund investments. With real estate investment, you’d be putting your money in an investment that would grow in value as years go by.

What are the Benefits of Foreign Real Estate Investment?

US state government supports foreign investments and along this line has formulated various tax breaks to encourage foreign investment on real estate. Many of these tax breaks are not available in many countries. In fact, most countries would frown at foreigners owning real properties within their territory.

Foreign real estate investment in the United States is open to everyone. As long as you can afford to buy the property or at least comply with the mortgage requirements and payments, you can secure for yourself a pretty good property in the United States. Again, with the current economic situation of the United States, this is the perfect chance for you to make an investment.

Another great benefit that you can take advantage of is the availability of mortgage financing. Lenders have opened their doors to foreign investors who are looking into purchasing a property. So, you don’t have to actually deplete your bank account. You can actually secure a mortgage loan and gradually pay it off.

I’m Canadian, What Are My Financing Options?

There is a steady increasing rate of Canadian real estate investors in the United States; and accordingly, the government has made certain that they have attractive financing options available to them.

If you’re Canadian – or if you’re a foreigner – you’d find a lot of reasons why you should buy a piece of real property in the United States. For Canadians, the parity of the currencies or the apparent devaluation of the US dollar is a pretty good reason itself. But how do you finance your purchase?

There are various financing options available to you depending on which state you are in. In Arizona, for instance, you’d get favorable financing terms if you are purchasing a property for recreational purposes, that is, you do not derive any income or benefit from your purchase or ownership. You will be required, however, to sign up a disclosure agreement and give a 30% down payment for your loan. To qualify though for a loan, you may be required to show availability of liquid reserves for a period of three to six months. You may also be required to present a minimum of 3-month bank statement.

If you are purchasing a property for investment, you’d probably meet stricter terms. Requirements may be more stringent. For instance, you could be required to give a down payment of more than 30% and you may be required to show one year worth of liquidity reserves.

Regardless of your reasons, if you feel like you can fulfill the requirements of a financing loan, you can then proceed to actually applying for a mortgage loan. Also, keeping yourself updated with the financing terms flux may be a wise idea.

Understanding the Tax Ramifications of Real Estate Investment

The first foreigner to have ever bought a real estate property in the United States was Peter Minuit. This opened the doors to foreign real estate investors. After a couple of centuries later, foreign real estate investment has grown into huge proportions, accounting for billion-of-dollar worth of industry.

The low risk attached to US real estate market, the availability of countless properties, and the steady market liquidity attract foreign investors in droves. The initial snag, however, is the process of understanding the legal ramifications of foreign real estate investment.

What you have to understand is that foreign investment in the United States can take a lot of forms. A foreigner has various options. He can acquire direct interest. He can acquire an interest in the real estate through a partnership, a corporation, or a limited liability company. The latter is the typical structure used by foreign investors.

Limited partnership or Limited Liability Company offers financial protection or indirect asset protection, especially in cases of bankruptcy, law suits and taxes. Foreign investors are generally taxed on the property as if they hold the property in direct interest.

Ideally, you should secure the services of a real estate accountant to help you out with the tax ramifications, but it would help if you, at least, know the basics before you actually talk to an accountant.

There are tax consequences that you have to deal with when you buy a real estate in the United States. You would need an Individual Taxpayer Identification Number which you will use with all your tax transactions. Your investment in real estates can be treated as a portfolio investment and will be accounted for as an investment income which can either be fixed or a periodic income. This is typically taxed at 30% on gross revenues. This tax though does not apply though to all foreign investors. Tax rates would vary depending on the tax personality the foreign investor opted for. For instance, a corporation would be taxed differently.

Other things that you should take note of are availability and requirements of tax refunds and state tax laws on real estate properties as they may differ from federal laws, among other things.

By knowing all these things, you may save yourself from a lot of hassles when you finally approach a real estate accountant. You’d be in same wavelength when you finally get down to talking business. It is, however, very important that you secure the services of an accountant. You’d have an easier time dealing with the taxes ramifications. You’d also have assistance ensuring that you comply with all the accounting aspect of your investment. This is especially true if you are purchasing a real property for investment purposes.

Do You Need to Secure the Service of a Real Estate Lawyer?

If you are considering buying a property in the United States, you need to secure the services of a real estate attorney – someone who could help you with the legal issues concerning your purchase. It is tempting to forego securing the service of a lawyer to save money, but this could cost you a lot of money in the long run. Make sure that you have an experienced and trustworthy lawyer to help you out. Make sure that you have thoroughly checked out his credentials, profile, history of successful cases handled by him, and other factors that would influence your decision. You could check online and look for a lawyer working within the state where you are considering purchasing a property.

Functions of a Real Estate Lawyer

There is no actual distinctive function for a lawyer in a real estate case. However, you would really need the assistance of a lawyer for various tasks. A real estate lawyer would review the sales contract for you. He would also check on the title and other documents relating to the property. A lawyer would also review your mortgage contract and make the necessary adjustments or corrections. You could also get him to review with you the legal and tax issues concerning the purchase. A real estate attorney could also make the necessary adjustments relating to various expenses and costs involved in the purchase. He would assess your eligibility for tax refunds and draft the documents and statements relating to this.

Putting it simply, a real estate lawyer will be your watchdog. He would guide you through the whole process of purchasing a real estate in the United States in order to make sure that you will be legally protected. You will have a capable and trustworthy liaison to help you out with the contract. He will also face legal disputes if any arise.

Tips on How to Invest in Real Estate Successfully

Now, if you’ve fully bought into the idea of real estate investing in the United States, you might just want to know how to go about investing in real estate successfully. If you want to be successful in this venture, the first thing that you have to avoid is overanalyzing. Of course, it is a good idea to carefully think through your actions but it is a bad idea to overanalyze your investment to nonexistence. You might lose a great opportunity.

Before you purchase the property though, it might be wise to check the property value. If it sits well with you and you can reasonably afford the property, go ahead and make the purchase.

If you are considering the property for a quick flip, make sure that the property is in perfect condition and in good area. This is to ensure that you could double or actually triple your return of investment. If you can inspect the property yourself, do so. If not, a good and trustworthy agent can help you with this task.

Another important thing to remember when you’re buying real estate is good financing. You should take your time to carefully consider all your financing options. Foreign investors can email in their queries to various lending institutions. It is a good idea to make sure that you’ve had their terms and rates on paper because they tend to change these terms and charge you with a lot of junk. Your real estate agent can help you with reviewing the escrow charges.

The bottom line, however, is that it is very important that you do your homework before you actually buy a real property. Investing in real properties in the United States can be profitable especially during these times. In fact, it may be the wisest and most perfect investment you can make right now.

Top 5 Best (And Worst) REALTOR Slogans

Let’s get right down to it, shall we:

Best REALTOR Slogans

#5. „My job is your future“– Good. So you understand how big of a deal a home purchase is for me.

#4. „Purveyor of fine homes to fine people“ – Not bad; a little boring, but you have a good command of the language and demonstrate strong commitment to a targeted market.

#3. „Sold in 100 days, or I’ll buy it“– Does this belong in the top 5? Yes – because you stand out, commit, and I know I’ll have a guaranteed sale within 4 months.

#2. „I Never Forget You Have a Choice“– That’s what I like to hear – you’ll always have the right motivations while we’re working together.

#1. „Anyone can sell your home. I can sell it for more.“ – Strong, assertive and straight to the point. Let me put you to the test.

Worst REALTOR Slogans

#5. „A Realtor You Can Trust“– Sounds like something your parole officer told you to say.

#4. „No Fancy Punchlines – Just Great Service“– Does this constitute an oxymoron? (Definitely a moron)

#3. „It’s the Energy!“– What does that even mean? I think your doctor over-prescribes stimulants… Out of curiosity, what’s his name (my friend wants to know…)?

#2. „Everything I Touch Turns to Sold!“ – Ha ha! It’s funny, I’ll give you that. But now that the joke’s over can you introduce me to a real REALTOR?

#1. „Spouses Selling Houses“ – Do you include domestic disputes with showings?

Conclusion

This was a tough article to write because there are at least 20 terrible catch phrases for every good one. Some rules of thumb:

  • Use common sense – No one wants to hear you state the obvious – and no one is interested in self-indulgence. There’s also not much room for humor (there are exceptions of course), so keep it professional.
  • If you say something bold in your slogan, make sure you’re willing to eat, sleep, and breathe by it.
  • If you can’t come up with anything good, don’t worry: Clients won’t notice that you don’t have a catch phrase, but you might lose clients if you have a bad one.

6 Tips for Home Buying Right Now

1. Get pre-approved for a loan.

Most sellers require a pre-approval letter along with your written offer. You should have it ready to go so that when you find the right home there is no delay getting your offer submitted. There’s a lot of confusion about pre-approved vs. pre-qualified… even Realtors sometimes use the terms interchangeably! But the pre-approval is the real deal. With a pre-approval, the lender has run your credit, and you will usually have filled out a loan application and provided documentation to the lender, who will then tell you the amount for which you are approved. With the pre-qualification, you will typically have provided some information verbally to the lender about your credit, income and assets, and the lender will give you a ballpark amount for which you are likely to be approved. Sometimes a pre-qualification letter will be sufficient; the main thing is to talk to a lender before you start looking at homes.

2. Decide if short sales and bank-owned properties are for you.

Don’t waste your time looking at properties that don’t meet your home-buying needs. Each of these types of sales has its own challenges for the home buyer, so it is important to know the basics of each and decide if either one fits in with your game plan. For example, if you need to get into a new home within a fairly short time frame, a short sale may not work for you, as they frequently take many months to complete. And bank-owned properties are often in need of work, which can add to the overall cost, or make it difficult to get certain types of loans. If you can be patient with a short sale, or have the ability and/or resources to fix up a bank-owned home, these could be excellent avenues to explore. If not, tell your Realtor® to skip the short sales and bank-owned houses.

3. Check out neighborhoods ahead of time.

One of the best things you can do at the start of your home-buying project is to take a weekend or two and cruise around various areas and subdivisions, especially if you are new to the area. Tell your Realtor which neighborhoods hold the greatest appeal for you – it will really help her understand the type of home you want and your taste in houses. Some buyers are looking for newer homes in areas with lots of families and kids; others prefer the quieter, „mature“ neighborhoods. Fortunately, there’s something out there for everyone, and a real estate agent who has plenty of local area expertise and knowledge will be a huge help in finding those neighborhoods that are hidden gems.

4. Make time for house-hunting.

Don’t plan to only go to showings on the weekend – in this market that’s not a winning strategy. There is actually a shortage of well-priced homes in good condition, and the ones that are also in a desirable location sell almost immediately. If you’re serious about finding your dream home, clear the decks and be ready to jump when your Realtor tells you a new listing just hit the market that fits your requirements. And more importantly – be ready to make an offer if it is the right house. It could easily be gone in a day or two.

5. Don’t waste time on houses that are already sold!

Do you spend your spare time house-hunting on Zillow, Realtor.com or Trulia? Or driving around and calling about houses with signs out front? Then you’ve probably already learned that a huge number of those homes – which appear to be for sale – are not really available. They are very often „under contract“ which simply means that another buyer made an offer that was accepted by the seller. These often still show as available on the public real estate websites, but in most cases the sale will close in a few weeks. Work with a Realtor® who will set up a custom search for you so you can focus on just those homes that meet your criteria and are actually still available.

6. And of course, the most important thing is to find a really professional and client-oriented Realtor!

A great agent will make your home buying experience smoother and more enjoyable. Get referrals from friends or family who’ve recently had a good home-buying experience, or call or email a few local agents. See which ones are responsive and return your call or email right away, and get a feel for how professional and knowledgeable they are about the local area and current market conditions. Also check out their commitment to their clients in terms of training above and beyond that needed to get a real estate license. Realtors® who work diligently on behalf of their clients have often invested in advanced training and designations such as:

  • GRI – Graduate Realtor Institute, only 19% of Realtors®
  • ABR – Accredited Buyer Representative, only 15% of Realtors®
  • CRS – Certified Residential Specialist, only 10% of Realtors®

Help Sell A House

Somebody you know is selling a house? Had successful experience in doing so before? For an individual who has never accomplished it, house selling can be aggravating. If you believe you can help sell a house, it typically means you have had enough satisfaction performing it before, and is prepared to accomplish it again.

So how could you help sell a house? Most house owners will stumble during the preparing stage, when they have to understand all the legal specifications. You may have known through your experience that getting the legal information done is step one of your house selling process, so help with this would always be appreciated. You can help the owners comprehend complicated clauses in paperwork, or design the wording within their contract forms.

Not enthusiastic about paperwork? Help with marketing. See if you know anybody who is trying to find a house. If you have some possible buyers, think about who would fit better to the house. The advantage of having a „personal house salesman“ is that it knows a lot more than just details about the house. Look at the area, the size of the home, and the weather, and look for somebody who might be interested in the qualifications. Or if you work in a newspaper or magazine, you could help them by publishing their advertisement.

Needless to say, the idea of „helping to sell a home“ will also apply when you are selling your own property with the help of a realtor. If you wish to improve the house selling process, there are several independent techniques you can use. Spread the news that you are selling your house around the neighborhood. Arrange open houses to invite visitors. Present your realtor with complete details about your home. Create additional advertisements in which your realtor might not cover, like a blog or personal web-site is fantastic for this. Many people are hesitant to help their real estate agents sell their house for the reason of „that is what they are getting paid for!“. Keep in mind that realtors have a lot more clients to deal with and might not always aim their attention on your home. The property owner is the only person who is willing to hand out complete information and facts to possible buyers without charge! Also remember that no matter how great a realtor you have, if your home has been on the market for a long period of time, you will definitely be the person who is most financially damaged.

Whether it is helping sell someone’s house, or a realtor selling your own house, support when selling a house is definitely necessary. Houses are such huge investments, one simply cannot sell it alone.

Top 4 Things You Need To Know Before Selling A Home

It goes without saying, that selling a house is a major financial transaction that will significantly impact your economic health for many years to come. This is the reason why it’s imperative to ensure you understand what needs to be done to make a quick and lucrative sale. Besides, home buyers are looking for the best, so a home for sale by owner can easily slip through the cracks if it is not in tip-top condition and is not advertised properly. Whether you are a seasoned home selling veteran or a first time home seller, the process of selling a home will inevitably be challenging and complex.

Nonetheless, with a little know-how, you will be able to sell your home in no time. Listed below are four important things you need to know before selling a home.

1. Set a reasonable asking price- Properly pricing a home for sale is one of the most, if not the most, important parts of selling a house. Besides, if you overprice your house it either won’t sell, or it will take much longer to sell than it should. Home buyers are streetwise and know immediately when a home for sale is overpriced. Consecutively, you should always ask for a price that’s realistic which can bring you buyers instead of overcharging and turning off many potential buyers.

2. Make your first impression count- In today’s highly competitive market, first impressions are everything if you want to sell your house fast and for the highest possible price. Furthermore, do your best to make sure your home looks as inviting as possible. Besides, it doesn’t have to cost a fortune to tidy up the garden, cut the grass and plant a few flowers.

3. Advertise your property online- With the advent of the Internet, more and more people are searching for houses for sale online. It is therefore vitally important that you advertise your house on as many of the major property web portals as possible. Furthermore, while listing your house online, make sure you provide relevant photos of the interior as well as exterior of your home. Besides, attractive display pictures and detailed description makes your chances better for a higher volume of relevant responses.

4. De-clutter your home- Before showing your house to the buyers, make sure you thoroughly clean your house and de-clutter it of any unused or extra articles. Also, organize your wardrobes and other storage spaces and try to highlight more empty space. Any home buyer would notice available storage spaces in the home, as they are one of the important segments of the home.

While these were some of the things you need to know before selling your house, there are many others, such as clear your dues, depersonalize your space, inspect the house among many others.

The Top Ten Tips for Home Upgrades

Are you planning on doing some upgrades to your current home or a home you just purchased? Here are ten tips and tricks to improve the chances you’ll be delighted when you move back in.

Resale. Even if you’re planning to stay in the home, think of the next owner. Making sure your upgrades add resale value will give you all the options. Think kitchen upgrades, opening up spaces, adding a deck, installing hardwood floors, and upgrading windows.

Planning. Spend plenty of time planning what you want. Go to IKEA to look at storage options and spaces and go online to Houzz to look at ideas. Get your planner or contractor to show you exactly what the upgrades will look like in 3D. You don’t want to get to the end of the work and say, „Ah, I wish I had… „

Contractor. Pick carefully and get three bids. Talk to their clients and tour their work. Ask for their insurance certificate.

Contract. Get a detailed contract and go through it with a fine-tooth comb. A general idea of the work and a handshake won’t do it unless you don’t care what you end up with.

Plan for a few surprises. Surprises are inevitable, but they should be minimal if you did your planning. Set some extra money aside for them – 10% of your remodel budget. If you don’t need to use it, great.

Don’t buy your own materials. If you think you’re going to save money by specifying and buying your own materials, you may be sorry. Contractors don’t like the practice, and they are better at choosing and negotiating than homeowners. Don’t worry; they will allow you to make all the choices but let them handle the transactions and the warranty.

Pack up as much of your stuff as you can in the areas of the house that will get the work. Contractors hate having to negotiate piles of clothes and toys, and the work makes an awful mess.

Stay out of the way. I know it’s fun to watch, and you also want to keep tabs on the work, but contractors will be much happier if you trust them to get the work done without you looking over their shoulder, or worse, trying to help.

Minimize mid-stream changes. In the middle of renovations, we sometimes realize that something needs to be changed on the plan. If you feel strongly about it, it is better to upset the contractor now rather than live with it later.

Have a pro review the work. Even if the remodels are small, have an independent contractor or home inspector review what was done before you write the final check. The few hundred dollars you spend on a consult will ensure your happiness and reduce surprises later.

Top 10 Tips For Buying Cheap Textbooks Online

Short of money? (Dumb question, I know). Trying to figure out how are you going to afford all the textbooks for your next term? Are you creating new economic theories to balance your scarce budget?

Then you are probably not taking advantage of the very best, more efficient way to get your textbooks cheap, and I mean really cheap.

Search and buy online. That’s it. That’s the secret. And to make sure you get the best value out of it, I’m giving you below the Top 10 Tips for buying textbooks online.

1. Buy early. Don’t wait for the first day of classes to go and find the books you need. That’s the moment when demand increases and, inevitably, prices increase with it. Textbooks sell fast and furiously over that short period of time and the effort required to get the best offers then is far greater than the effort necessary just a couple of weeks before.

If your college or university doesn’t supply the textbook lists in advance, don’t despair, contact former students from the course you want to take, or even the professors themselves, and ask them for the books you should buy. That little extra effort will certainly be worth your while.

2. Buy used. Secondhand textbooks are cheaper. That’s an undeniable fact. It is not unusual to find savings in excess of $50 against list prices.

3. Consider older editions. Often times, books on classical physics, chemistry or biology remain virtually the same for years. If you are willing to use older editions you could find books for as little as $1. Not sure if the International Edition will cut it? Contact your course tutor and ask. Chances are he’ll even recommend an older book.

4. International Editions. An International Edition is a textbook that has been published outside the US and Canada and is meant to be purchased and used outside the US and Canada. International Editions are generally drastically cheaper than their American/Canadian counterparts. Here’s the catch, the publishers of International Editions generally do not authorize the sale and distribution of International Editions in the United States and Canada and such sale or distribution may violate copyrights and trademarks of the publishers of such works.

5. Use the ISBN number to boost the effectiveness of your searches. Every book published since 1970 has a unique ISBN, using it instead of the author and/or title will make your searches faster and 100% accurate.

6. Free shipping. Look for free shipping sellers when you are shopping around. Even though shipping within the US is generally under $4, or perhaps because of it, more and more sellers are keen to offer free shipping to potential customers in order to convert them into customers. This translates approximately as an additional 10% discount off a $40 book or 5% discount off an $80 one.

7. Shop around. I know you know that already, anyway, let me say it again, just in case you just landed on Earth from another planet 10 minutes ago. Compare prices from, at least, three different sellers before you make up your mind. If you want to compare online booksellers, you can go to Bookfinder.com. In order to compare thousands of booksellers around the world you can go to Abebooks.com the world’s largest marketplace for books.

8. Buy local. Check where the bookseller you are buying from is located before closing the deal. The nearer the better as shipping cost goes down, the planet is happier and greener and your community will certainly appreciate the extra business.

9. Sell back your old textbooks after you are finished with them. Chances are the same online bookseller that you bought your books from is willing to buy them back, just go to their site and look for their buyback program. Generally, shipping the books is free and payment is immediate upon reception. This one sells itself, doesn’t it?

10. Treat your textbooks well. Don’t use them as umbrellas or to kill that gigantic spider that appeared from nowhere inside the bathtub. Don’t write the name of your love interest all over it alongside little hearts and don’t use it as a canvas when you feel that artistic urge. Remember, you might want to sell them later and the better the condition of the book the more money you receive for it.

Follow these tips and I guarantee you will find more money in your pockets, more time in your hands and, of course, the satisfaction of having joined the 21st century, at last.

Buy online, you’ll never go back.

Find a Title Company That Will Make Buying or Selling Easy

If you are in the midst of trying to sell or purchase a new home, then you might be confused or frustrated. You may have a real estate agent, but he or she might not be able to help you with every question that you have. Finding a title company might be the key to getting insurance or other help with the sale of your home or the purchase of another.

If you decide that a title company is what you need, then you should look for one that offers exemplary service through experienced and well-trained agents. Information should not keep you guessing, but rather you should be aware of the entire process that you are being guided through. Selling or purchasing a home is big deal, so it is important that you have the people on your side who are willing to do whatever they can to help.

Besides service and experience, you will also need to consider cost. It will not be free to hire a business to help you with legal issues associated with the purchase or sale of property. Just like it costs money to hire a regular lawyer, the same is true in this case. You will want to look at your options, but make sure to see that money is not your main consideration.

Flexibility might be a big deal as you hire a title company. You might be working a job, commuting from another town, or home with your kids during the day. You will need an agent who is willing to work with your schedule. Being inflexible does not show good customer service, and you would not be wise to go with a business that portrayed this.

After considering these areas and taking time to consult and/or call several offices for information on the services you desire, you will hopefully have the title company that will work the best for your needs. The whole process of selling a home is always a difficult one, but it does not have to be as bad as it could be. Having the right people on your side can help the process.

If you have never heard of a title company and do not know what exactly they do, take the time to find out. Knowledge like this might help you next time you need to insure an investment or sell a home. If you decide go find a business to help, then you will not regret the time that you put into finding the right place.

Why Banks Need Broker Price Opinions – BPOs

What is a Broker Price Opinion?

When a bank or asset manager obtains a new foreclosed listing to sell, they immediately need to know the home’s value. Typically a bank will assign one to three agents to evaluate the approximate selling value of a home. These banks expect each agent to submit three comparable sold listings and three comparable active listings as well as an estimate of what the agent thinks the home will sell for.

A Broker Price Opinion is not as detailed as an appraisal and does not entail as much work. BPOs differ from Appraisals in a number of ways:

  • Appraisals typically cost over $300. Most BPOs pay brokers between $50 and $100.
  • Appraisals require detailed square footage measurements. BPOs rely on county assessors‘ recorded measurements.
  • Appraisals use a standard format recognized and used by lenders and mortgage professionals for precise property valuations. BPO’s are prepared in different formats and are used simply as decision making tools for asset managers of each bank.
  • Appraisals are typically 15-20 pages long with detailed information on each aspect of a property. BPO’s are usually 2 pages long with information pertaining only to a final selling price.

Why Do Banks need Broker Price Opinions?

Asset managers and bank personnel make decisions on several properties every day. Reading through a lengthy 20 page appraisal and filtering out the critical information is a waste of their time. These asset managers need concise, financial documents that make their choices easier. That’s why BPOs are so critical to their job. In addition, a BPO saves the bank over $200 per property compared with a standard appraisal. That money adds up quickly and saves the bank thousands and thousands of dollars a year.

Another reason BPOs are preferred by banks is that the turnaround time is much quicker than appraisals. BPOs can usually be performed by agents in under 48 hours. Many appraisers visit the property within 48 hours, but then require another day or two to process the information and create the full report.

How Agents Can Become a BPO Agent

Once a real estate agent understands what a Broker Price Opinion is, they immediately want to learn how to become a BPO agent and start to process BPOs for banks. This is understandable since a good agent can make an extra $500 – $1,000 a month simply by signing up with banks and requesting BPO assignments.

The steps to become a BPO agent are fairly simple. The basic process takes about a week. Here is a summary of the basic steps:

  • Obtain a list of BPO bank departments. Ensure your list has over 100 banks and asset managers.
  • Register on each of these banks‘ websites as a BPO agent. This process can take over 15 hours to register on all 100 websites, so schedule your time wisely.
  • Follow up with the banks and asset managers to make it clear you want to process BPOs for banks and become one of their preferred agents.
  • Once you receive your first assignment, do a fantastic job and go out of your way to ensure your client is happy. It only takes a couple of solid bank clients to keep you busy with a steady flow of Broker Price Opinion assignments.

As you start your quest to become a BPO agent it’s important that you never give up. Once you start to process BPOs for banks, your business will snowball quickly. Good luck!
